Seasonal HVAC Maintenance Checklist for New Jersey Homes

New Jersey weather puts your HVAC system through both extremes — humid 90-degree summers and winters that dip well below freezing. A simple seasonal routine keeps your equipment reliable and your energy bills in check.
Spring: get the AC ready
Schedule a professional AC tune-up before the first heat wave. A technician will clean the coils, check refrigerant levels, test the thermostat, and clear the condensate drain. At home, replace the air filter and clear leaves and debris from around the outdoor unit.
Summer: keep cooling efficient
Change or clean filters monthly during heavy use. Keep supply vents open and unblocked by furniture, and use ceiling fans to help rooms feel cooler. If the system runs constantly without cooling the house, that's a sign to call for service — usually low refrigerant or a struggling compressor.
Fall: prepare the heating system
Book a furnace or boiler inspection before temperatures drop. A proper heating visit includes checking the heat exchanger for cracks, testing ignition and safety controls, and verifying carbon-monoxide protection. Replace the filter and test your thermostat's heat mode on a mild day.
Winter: protect against breakdowns
Keep outdoor heat pump units clear of snow and ice, and never block interior vents. If you lose heat, check the thermostat batteries and the breaker first — then call for emergency service. A yearly maintenance plan is the simplest way to stay ahead of all four seasons.
